AI for vacation rental managers
Lumi plugs OwnerRez and PriceLabs straight into Claude. Ask “am I priced right for next weekend?” and get market-aware rate guidance. Ask “how’s June looking?” and get RevPAR, occupancy, and a year-over-year read in plain English.
Free during beta · No credit card
June is pacing +14% year over year. Here’s the read:
Top channel: Airbnb (52% of nights). Best performer this month: Ocean Villa at $9,240. Want me to break it down by property?
Real question. Real answer. Live data.
01 — The jargon
MCP stands for Model Context Protocol. Fancy name, simple idea: think of it like a USB-C port for AI. It’s the standard way to plug a tool into Claude (or any modern AI assistant).
We built the plug. You get the tool. Once Lumi is connected, Claude can see your bookings, your guests, your revenue, your reviews — live. No uploads. No nightly sync jobs. No exports.
You don’t need to understand the acronym. You just need to ask.
02 — The manifesto
We built Lumi because we needed it. We’re property managers, and answering the same questions every Monday by clicking through dashboards got old. So we hooked up our PMS to Claude and started asking it instead. It worked. We shared it with people we know.
It’s free because it’s cheap to run. If you find it useful, tell someone. We don’t store your data, and we’re not mining it. There’s no business model here that needs it. We built this because it helped us. That’s it.
Most “AI for property managers” products are a chatbot glued to an API. Ask one “how is my business doing?” and you’ll get a wall of JSON, or worse, a confident lie.
Lumi is different because we sat with it until it wasn’t. We broke this thing dozens of times so you don’t have to. We tested it against the real questions real property managers ask their teams every Monday. We watched Claude get them wrong. We fixed the tools. We watched it get them right. We shipped it.
It means when you ask “how’s my business?” Claude doesn’t dump a table — it reaches for a tuned performance report that returns RevPAR, ADR, occupancy, and year-over-year deltas in one call. It means “revenue” comes back as host payout, the number your bank account actually cares about, not gross booking value. It means owner blocks and canceled reservations are already filtered out — because of course they should be.
That’s the difference between an API call and an answer.
03 — In the wild
Copy one of these into Claude and watch it work. No tricks, no prompting magic.
“Who's checking in this weekend?”
Get every arrival, ordered by check-in time, with guest names and confirmation codes.
“How did June compare to June last year?”
RevPAR, ADR, occupancy, and revenue — each with a clean YoY delta and the channels behind it.
“What's the average rating on Beach House this quarter?”
Pulls reviews across channels, averages the score, and surfaces the comments that matter.
“When's my next open week at Ocean Villa?”
Scans the calendar, ignores owner blocks, and finds the first genuine gap you can sell.
“Who still owes me money?”
Lists every reservation with a balance due, sorted by amount — no spreadsheet required.
“Which property had the best occupancy last month?”
Ranks your portfolio by occupancy, revenue, or ADR — with context, not just numbers.
“Am I priced competitively for Blue Sky Summit?”
Compares your rate to the 25/50/75/90th percentile of comparable listings in the market — and tells you which way to move.
“What should I charge for Memorial Day weekend?”
Pulls PriceLabs' dynamic recommendations with demand signals and minimum stays for every date in the window.
04 — Setup
Paste your OwnerRez credentials once. Optionally add PriceLabs for dynamic pricing and market data. Credentials are encrypted — and that's the only thing we store.
Drop your MCP endpoint into Claude Desktop's connectors, sign in, approve. We'll walk you through every click.
Open a chat and ask it like you'd ask a sharp analyst. Revenue, occupancy, guests, reviews, availability — all fair game.
Your bookings, guests, and revenue stay in your PMS. Lumi passes answers to your AI client — we don’t save, copy, or train on anything that comes through.
Free during beta. Takes ten minutes to set up. If it doesn’t save you an hour a week, tell us and we’ll listen.
